
Booking Terms and Conditions
Paying for your holiday
- Provisional bookings remain firm for four working days.
- A deposit of one third of the total amount due is payable on booking with the remainder to be paid four weeks before commencement of holiday. We are unable to issue reminders.
- Bookings made within four weeks of the start date of your holiday must be paid in full.
- Telephone or online bookings remain provisional until we have received your deposit and booking form. You will then receive email confimation that your booking has been confirmed.
- If for any reason we are unable to proceed from a provisional to a confirmed booking we will refund any monies that have been paid.
Cancelling your holiday
- In the event of cancellation, please advise immediately in writing.
- Cancellations made more than four weeks prior to the start date of your holiday will result in the loss of your deposit only.
- Cancellations made less than four weeks prior to the start date of your holiday will result in loss of the full amount.
- We will always refund the final letting price paid in the event that we are able to re-let the cottage for the same period. This may be less than you paid. An administration charge of £30 will be deducted.
- To avoid losses, we strongly recommend that you take out holiday cancellation insurance.
- In the unlikely event that we are forced to cancel your holiday due to circumstances beyond our control, we will refund all monies paid to us. No further liability will be accepted.
- In the unlikely event that we are forced to terminate your holiday early due to circumstances beyond our control, we will refund an appropriate proportion of monies paid to us. No further liability will be accepted.
Accommodation
- The cottages are available from 4pm on the arrival date and must be vacated by 10am on the day of departure.
- The cottages should be left as you find them. Any damage or breakages must be reported and we reserve the right to make a charge for repair or replacement.
- The use of accommodation or amenities including the play area and grounds of Birchill Farm is entirely at the user’s risk. We accept no liability for any accident or injury to or any guest or visitor. In addition, we accept no liability for any loss or damage to guests’ or visitors’ vehicles or belongings.
- Guest numbers must not exceed that stated on the booking form.
